This is an extensive inspection, and the report provides information regarding the property’s construction type, general condition and of course any material defects. The report will help the buyer make a reasoned and informed judgement on whether to proceed or not with the purchase at the agreed price.

The Level 2 Home Survey report will normally include an assessment of value of the property, to ensure that the agreed price is reasonable and that you can proceed with confidence.

The Level 2 Home Survey is the most popular report we provide. The reports produced are clear, concise and jargon free to enable you to make a reasoned decision about your potential purchase.

Should you have any questions regarding the content of the report, our surveyors are on hand to speak with you and offer good honest professional advice directly to you.

All surveys and inspections are arranged by Bentley & Co either with the vendor directly or through the estate agent, so once you have instructed us, you need do nothing other than await receipt of your report.

RICS Level 3 Home Survey
(also known as the Building Survey)

The Level 3 Home Survey is recommended for a slightly different property type than the Level 2 Home Survey type. This would include any of the following: -

  • Older properties – generally over 100 years old
  • Properties which are of non-traditional construction
  • Properties which have had extensive alterations – as opposed to single extensions
  • Properties with obvious significant defects

As with the Level 2 Home Survey, the Level 3 is presented in an easy to read, jargon free format to enable you to make an informed decision with regards to your purchase. If you are uncertain as to which survey to have, then you can call Bentley & Co and we will be happy to guide you.

Unlike the Level 2 survey the Level 3 survey does not contain an assessment of value as standard, though of course one can be provided by agreement prior to survey.

Help to Buy Valuations HTB

Our Surveyors are all registered as part of the RICS Registered Valuer Scheme (VRS) and are experts at providing valuations for residential properties.

Should you require a valuation report to submit to your Help to Buy provider, then by instructing Bentley & Co, we will provide a RICS regulated valuation report acceptable to all Help to Buy providers. This will include our assessment of market value of the property on the date of inspection.

It should be noted that your Help to Buy valuation will generally only be valid for a period of 3 months.
